Lettings Deposits and Charges

chaffers dorset lettingsA non-refundable holding deposit £200 is required prior to commencement of referencing  (To be deducted from final invoice).  Payable in cash or direct bank transfer to Chaffers Estate Agents Ltd (Bank details will be provided).

  • £260 for single applicants (£48 for references + £212 for tenancy agreement and inventory)
  • £320 for two applicants (£96 for references + £224 for tenancy agreement and inventory)
  • £48 for each additional applicant and/or guarantor (for additional references)

No additional fees are due for check ins/check outs etc.  Our fee is all inclusive for the duration of the tenancy.

Once in the property a tenant will be charged £30 for any missed inspection where no one is in at a prior arranged appointment.

At the end of the tenancy, if a tenant does not cancel their standing order as instructed, a fee of £30 will be charged to return any overpaid rent.


Application and Referencing

Referencing forms must be completed and returned to a Chaffers Estate Agents office within 7 working days of paying the holding deposit.

If completed forms are not received, the application is unsuccessful or the applicant(s) decide not to proceed the holding deposit and any of the balance of the administration charge already paid will be retained by Chaffers Estate Agents.

We will require the equivalent of two months rent as a deposit against any damage caused (returnable at the satisfactory end of the tenancy).

Tenancy Guidelines


Tenants are expected to pay all the utilities themselves, commencing from the day they take possession of the property. This includes council tax, gas, electric , water, TV licence and any other amenity they may require such as telephone/broadband line. Although we may state that a property has a telephone line, TV aerial or Satellite dish we cannot guarantee they are actually connected, any re-connection fees are the tenants liability.


  • We have a strict no-smoking policy in all of our properties.
  • If you have a pet you are recommended to contact our office to enquire if the landlord will accept animals in their property.
  • We generally do not accept tenants receiving housing benefit, many of our landlords have mortgages which do not allow tenants on benefits.
  • Our adverts state if animals and benefits are accepted or at landlords discretion.


During the tenancy you will be expected to carry out the smaller minor jobs expected of any tenant or householder. This includes changing light bulbs, tap washers, cleaning windows inside and out and keeping gutters clear of leaves etc.

Any major work is the responsibility of your landlord and will be dealt with by them. If we manage the property you should report any problems to us in the first instance. You will be provided with emergency contact numbers for Bank Holidays etc.


Deposits are transferred to and registered with the Deposit Protection Service. At the end of the tenancy your deposit will be returned to you, subject to a satisfactory final inspection of the property AND to the property being professionally cleaned, including cookers, hobs, extractors, carpets/flooring and windows.
